Initial consultation. During this free initial consultation we sit down and listen to and get to understand your unique circumstances, desires and your property goals. We can help you clarify your priorities and formulate a plan to achieve your property goals. Initial consultations are completely free of charge and 100% obligation free. If we feel that our services align with your property goals we outline how Bright Advocates can assist you in achieving those goals. If we feel that our services are not a good match with your specific goals we will openly acknowledge and provide, to the best of our ability, suggested alternative avenues to obtain what it is you require.

Property Search. With up to date market knowledge and a systematised approach to searching for properties, not to mention access to exclusive off markets properties we know how to find the best real estate deals. We can locate properties across South East Melbourne from Mordialloc to Pakenham right down to Frankston and the Mornington Peninsula.

Property Analysis and Due Diligence. After shortlisting a number of potential properties of interest that meet your unique criteria we utilise sophisticated property valuation software combined with up to date market knowledge to develop an accurate and independent unbiased property valuation and perform other key due diligence procedures such as identify investment suitability. We can identify key capital growth indicators and provide data on historical trends and future projections. Armed with this information you will feel confident in your decision going forward.

Property Acquisition. After consulting with you we determine the best course of action in order to successfully acquire the property at the best possible price and most favourable terms. This can take the form of negotiating with the vendor's agent or bidding at auction on your behalf.
- Settlement. Once the property is under contract. We can assist in arranging necessary services you may need such as sourcing a conveyancer, and organising a building and pest inspection. We continue to support our clients right up until settlement date when they receive the keys to their new property.
